Information on mortgage lending at Unicredit Bulbank
Purpose of the loan: purchase of residential real estate in Bulgaria.
Target group: Foreign citizens with a permanent contract / income from abroad.
Age limit for loan: The age until the final repayment of the loan is 60 years for women and 65 for men. The monthly payment amount (principal and interest) of the loan should not exceed 30% of the borrower's net monthly income.
Loan currency: BGN, EUR
Maximum loan term: up to 20 years for foreign citizens
Annual percentage: BGN – 7.50%, EUR – 8.35%
Security: Mortgage on real estate that has been purchased/must be completed before the occupancy phase. Deposit in the amount of 6 monthly installments (principal and interest). The deposit can be revised every year at the initiative of the borrower. Insurance of the pledged property is required.
Amount of credit: Up to 70% market valuation (prepared by a licensed appraiser) of the property accepted as collateral for the loan. The borrower may be represented by power of attorney.
Required documents
- Request for a mortgage loan (bank model);
- Notarized power of attorney;
- Passport;
- Documents of official income issued to the employer or evidence of other sources of regular income. Documents must reflect the amounts of income and certify that they were received without interruption during the last 3 months before the loan application - original;
- Movement of the bank account during the last year;
- Documents reflecting personal investments - investments in pension funds, trust funds, purchase of securities, etc. – Apostille is required;
- Preliminary agreement for the purchase of property;
- Tax return for last year;
- Market appraisal by a licensed real estate appraiser, which will serve as collateral for the loan;
- Document on marital status;
- Credit history.
